Start with the move

What cleaning companies use business funding for

Pick one and the calculator below changes to the question that move actually asks.

Run the numbers first

Contract bid calculator

Price a building from the labour it actually takes, not from a price per square foot someone quoted you. Enter your own production rate, loaded wage and overhead, and it gives you the price the contract has to carry against the one you are about to quote.

40,000

Cleanable, not gross. Leave out shafts, mechanical rooms and vacant space.

3,500

Square feet one cleaner covers in an hour. Time a real building, not a chart.

5

$21

Wage plus payroll taxes, workers compensation and paid time off.

23

Office, insurance, management, supervision, chemicals and paper, as a share of price.

10

What you want left after overhead. A share of price, not a markup on cost.

$7,800

Leave it blank if you have not priced it yet.

What this model leaves out An estimate from your own inputs, not a bid and not an offer.Read the full note

It assumes the production rate you entered holds in the real building, which is the assumption that decides whether the contract makes money, so time a real site before you rely on it. Supervision, chemicals, paper and machines on site are carried inside the overhead percentage rather than as their own lines, so keep them there and do not count them twice. Periodic work such as strip and seal or carpet extraction is priced separately from the recurring scope.

Mobilisation costs first

Hiring, equipment and supplies land in January against invoices that clear in March. Put the line in place in October.

  • Arrange in OctoberBefore you win
  • Fund the hiringPayroll leads invoices
  • Buy the suppliesMobilisation is upfront

Closures cut hours

December and July close buildings while payroll, vehicles and insurance run unchanged. Both are revolving needs.

  • Track payment daysCustomers slow too
  • Cover the baseTwice a year

Periodic work is margin

Extraction and restoration pay better than the recurring scope. That work needs machines, bought before spring.

  • Finance the machineBefore April
  • Bid periodic scopeHigher margin work
  • Earn across springSeason repays it

This is a typical contract cleaning year. Your own mix of education, commercial and periodic work will move it.
